Turning low yield sites into high value accommodation

Most holiday parks have them. Unpowered sites, overflow areas, or sections of the park that don’t generate the same return as the rest of the property.

The challenge is that traditional cabin developments often require significant infrastructure, long construction timelines and a substantial upfront investment. That can make it difficult to justify upgrading these areas, even when the potential is there.

A different option is to create a small glamping area using Bell Tents and a central amenities hub.

By combining Bell Tents with a Glamtainer Hub, operators can introduce premium accommodation without the complexity of a traditional accommodation build.

What does that look like?

Additional annual revenue

Take 10 unpowered sites as an example. A traditional unpowered site generates an average RevPAR of around $9.83. By converting those same sites into a Bell Tent precinct operating at 60% occupancy and an average nightly rate of $280, RevPAR increases to approximately $168.

Across 10 sites, that equates to an additional $577,320 in annual revenue while making better use of existing land and introducing a premium accommodation offering that appeals to a broader guest market.

While the exact figures will vary from park to park, the comparison highlights the difference between a low yield site and a premium accommodation product.

A faster way to expand

Test demand

For many operators, the appeal isn’t just the potential revenue increase. It’s the ability to add accommodation without major civil works, lengthy construction schedules or permanent cabin infrastructure.

Bell Tents can also provide a practical way to test demand before committing to a larger accommodation expansion.

We’ve worked with holiday parks, resorts and tourism operators across Australia, and one thing remains consistent: making better use of existing land often delivers some of the strongest returns.

If you have an area of your park that’s underperforming, it may be worth looking at it differently.
